Slab Leak

DETECTION & REPAIR

WHAT IS A SLAB LEAK?

When there is high water pressure affecting the underground water or sewer lines they can rupture, crack or burst within the foundation or slab of your home. The constant shifting of soils can also add to the pressure and increase chances of a slab leak. A small crease along a water line can create a pinhole leak or may crack the copper pipe. Most leaks occur due to pipe corrosion, age of pipe, pipe materials, gradual pipe abrasion, and of course excessive high water pressure. The leakage can vary from slow drips to gushing leaks which can lead to flooding.

HOW CAN I TELL IF I HAVE A SLAB LEAK?

Most homeowners won’t notice they have a slab leak until they get hit with high water bills and they aren’t able to find the source. Here are a few things to look out for potential slab leaks:

Hot or warm spots on your floors.

Sudden loss of water pressure

Uneven growth in lawn

Sudden foundation cracking

Hissing sounds of running water when faucets and stops have been closed.

Sudden spikes in water bill.

Puddling water in slab or inside home.

HOW DO YOU REPAIR SLAB LEAKS?

Because the types of leaks can vary, there is no specific way to repair a slab leak. The first step is to locate the leak using sonar or thermodynamic tools. Once it is located Option One has many solutions to best address the leak affecting your home. These include:

PIPE RE-ROUTING

If a short length of pipe is to be replaced, a new pipe is installed above ground.  When rerouting your pipes, we may use several alternative materials such as copper, galvanized pipes, PEX, and CPVC. If your lines leak frequently, rerouting your lines is always a better option then simply repairing a leak.

GOING THROUGH THE SLAB

Once the leak is located, the home’s flooring is removed, concrete is jackhammered and the ground is dug up exposing the problem leak for repair. This is the most invasive method to repair a slab leak, however, sometimes this is the best way to repair if it is only one leak. Please note that another leak may occur along the same line in the future.

TRENCHLESS

Trench less technologies are effective when only sewer lines are leaking. Pipe relining and pipe bursting is a great alternative to extensive digging and other intrusive methods. A new liner is pressed through the broken line covering breaks and sealing all leaks.

Before you decide on what solution you will chose, call Option One and their team of experts will put together a plan of action to get that repair done quickly and efficiently.

"Awesome work! Originally I called because I could hear my hot water running somewhere in the house and my floor was warm in the kitchen and bathroom. My options were remove kitchen cabinets and jack hammer up the slab to possibly fix the leak or repipe the house. I opted with the repipe since it was the least invasive and best for the long run. Honestly, spending money for repairs on a house is the least favorite thing for me about being a homeowner. However, dealing with people who are courteous, professional, helpful, and go above and beyond make it comforting; which is what I encountered with Option One."
